Residential Loan Application

In order to obtain a residential mortgage loan, you make a formal loan application. The time between application and approval of the loan may be two to eight weeks. After I receive the uniform residential loan application I can help you complete over the phone I immediately go to work. There are a series of steps you have to go through to get your loan approved. My job is to make it a breeze for you!

One of the first things I do is I must access the risk involved in granting the loan and also prepare necessary documentation on the loan to satisfy government regulators and investors who may purchase the loan. In processing your loan application, I will order a credit report and verify information you have on your income, employment, and bank accounts. This information determines whether or not you qualify for the loan. In addition,I will also order an appraisal of the property.

The appraisal of the property is used by the investor to verify that the property is worth at least as much as you agreed to pay for it. The loan-to-value ratio is applied to the lesser of the contract price or market value. If you are financing a house, the loan will be a percentage of its appraised value or its cost, which ever is less.

When all of the information has been received by the investor, the application is presented to the loan approval committee. The committee meets periodically to endorse or reject the recommendations of the loan officer for approval.
