Colorado likely would avoid national recession

In a season of holiday cheer, economists are sounding increasingly grim about the national economy.

But most local analysts still say Colorado probably will dodge recession even if the U.S. economy falls into one, citing among other things the state’s relatively strong commercial real estate, technology and agriculture sectors. Businesses that export goods to other countries are getting a boost from the weak U.S. dollar. Colorado also seems to have moved through the foreclosure-related housing downturn earlier than other states, leading some to speculate that Colorado home prices won’t decline much further. For most of 2006, Colorado topped a widely followed national foreclosure index, but since has slipped below other states such as Nevada, California and Florida. Colorado has moved out of the foreclosure housing related market down turn earlier then other states.

This could indicate that Colorado has seen the majority of it’s decline in property values. Some neighborhoods in the metro area actually saw a substainual increase like some Denver neighborhoods has seen appreciation like in the case of the Highland neighborhood at 13.5 percent and Cherry Creek North at 22 percent.
