Protesting Your Colorado Property Tax Assessment
A protest is an opportunity to prove that your property’s estimated value is either inaccurate or unfair. Reasons for a protest might include:
1. Items that affect value are incorrect on your property record. You have an unfinished basement, not finished. You have a carport, not a garage. Your home has 1,600, not 2,000 square feet.
2. The estimated market value is too high. You have evidence that similar properties have sold for less than the estimated market value of your property.
3. If the assessor’s record of acreage or square footage of land is incorrect, a protest should be filed.
How Much Can You Save?
Keep in mind that the any reduction in value achieved now will apply to your property taxes for 2 years. Therefore, the calculation of total tax savings should be considered over a two year period. Depending upon the property and where you live this savings could amount to thousands of dollars.
Is your property over-valued by your County Assessor? You need the appropriate data to determine if the value assigned to your property is reasonable.

If you determine it is feasible to pursue an appeal, We suggest you talk to them about ordering a a Tax Protest Appraisal. A Tax Protest Appraisal will include a Summary Appraisal Report that utilizes the most accurate valuation methodologies available.
The protest report will consist of a Summary Appraisal Report that is intended to comply with the reporting requirements set forth under Standards Rule 2(b) of the Uniform Standards of Professional Appraisal Practice (USPAP). Remember that you must submit your tax protest to the County Assessors office by June 1 of each year. So don’t delay. Don’t Delay! Check with your individual County Assessor, most have forms you can download off the internet.
If you want to file a protest, You Must Act Quickly! If your protest is not postmarked and mailed to the county by June 1st (or hand delivered in person by June 1,st ), you lose your right to protest your assessed valuation for that calendar year. In past years, I have seen many clients experience success in reducing their tax obligations by reducing their tax liability.
