Mortgage insurers, whose backing is required for borrowers who can’t afford the traditional 20 percent down payment on a home, have flagged nearly a quarter of the nation’s ZIP codes where they refuse to insure some home loans.
The entire states of California, Florida, Arizona, Michigan, Ohio and Nevada — which have seen the highest foreclosure rates and the worst price declines — are blackballed on some mortgage insurers’ lists.
Mark this down for just one more reason why those considering a home purchase really need to speak to a mortgage lender first. Why would you spend your most valuable resource “time” looking, driving around at $3.50 a gallon+, dreaming, hoping, wishing etc… only to find out yes you can qualify for the home financially, but because you do not have 20 percent you need and mortgage insurance where the home is located is not offered. Bottom line… you can not buy the home and all your effort was for nothing!
Like wise, Realtors who don’t insist that buyer’s spend 10-15 minutes on the phone with a reputable lending source before doing any work are just poor business people. Pop tarts is what they are known as among peers, People who will spend their time and resources without doing their homework first. They are the same type of Realtors who don’t provide the required disclosures mandated by the Colorado Real Estate Commission be given to all prospective buyers and establish in writing who the Realtor is representing, the buyer or the transaction? Representing the buyer or the transaction is not the issue. It’s the fact they don’t follow real estate commission rules and regulations for licensee’s. Also required by the Real Estate Commission as soon as the Realtor is providing real estate services.
